The city ranks among the least affordable for renters nationally, with costs comparable to New York City despite lacking comprehensive rent control laws. Morales faces incumbent Democratic Mayor Brett Smiley, who vetoed a previous rent stabilization proposal in 2026, setting up a key ideological clash in the upcoming primary.
Affordability Crisis Drives Campaign
Providence, Rhode Island, is facing a significant affordability crisis for renters. A 2025 Redfin report indicated that rent costs relative to median income are comparable to those in New York City. Unlike New York, however, Providence lacks comprehensive rent stabilization laws limiting how much landlords can increase rents. A proposal to enact such laws passed the city council in 2026 but was vetoed by Mayor Brett Smiley, and a subsequent override attempt failed.
Morales’s Platform and Political Alignment
Morales is running on a platform centered around delivering rent stabilization, alongside reinvestment in public schools and protecting immigrant communities from Immigration and Customs Enforcement (ICE). His campaign has drawn comparisons to the electoral success of Zohran Mamdani and the New York City branch of Democratic Socialists of America. Despite this, Morales does not have the endorsement of his local Rhode Island DSA chapter, following a 2023 vote related to his support for reelecting the incumbent Rhode Island House speaker.
Support from Outside Groups
While lacking local DSA backing, Morales has garnered significant support from other sources. He’s received financial and political assistance from members and elected officials affiliated with NYC-DSA, as well as endorsements from local unions, city council members, Providence’s former mayor, the progressive group Reclaim Rhode Island, and Senator Bernie Sanders.
The Democratic primary is expected to be closely contested, with rent stabilization remaining a central issue. Morales hopes to build a broad coalition of support to challenge Smiley and advance his vision for a more affordable Providence.
